This guest house was about perfect. The location is good, and the facilities are great. Breakfast was excellent. The Owner is very modest, and keeps saying "Well, it isn't a Hilton." I agree - It isn't a Hilton, but the service is better!!! Excellent choice for this area.
Parking is TIGHT - but the owner helped out on several occasions. Unusual for a B&B in this kind of developed area to offer parking at all. Definately worth it.

On a main road so lots of road noise during night. Could do with double-glazing.
We arrived in the middle of the night and called before to inform our late arriving. When we got there, the lights were turned on, they were just waiting for us. Husband led us to the parking place and helped us to bring our luggages. Really nice family. Breakfast is excellent!
Shower does not work well.
We thought burton villa guest house was very clean comfortable and the owners were always there to help with a very kind manner and the service was exellent within walking distance of the city centre we will go back again nxt time were in york.

The room we were in was up 2 flights of steps and very cramped with a tiny bathroom.It was very clostrophbic.Lucklily there was a fan on a stand in the room which was a great plus given the high temperatures during our stay.If I was to return I would want a much bigger room.If the fan had not been in the room I would have had to look for alternative accommodation.

The beds were very comfortable and the breakfast was lovely. The walk from the hotel to the centre was easy and the staff were helpful in showing us local attractions!
Michael and Lynne were excellent hosts who really went out of their way to make our stay as comfortable and as easy as possible. The breakfast is as good as it says in the previous reviews. Later on, Michael helped us retrieve a watch that our son forgot in our room. The family room is spacious enough for a couple with two grown kids and looks over a nice park on the other side of the road. The road itself has a lot of traffic during daytime, which ebbs off in the night.
nice owners, check-in already from 12h00, 10 mins to the city centre, excellent breakfast, TV with built-in DVD player in the room (+ cca 80 DVDs available for watching).
TV mounted on the wall in a strange angle. The bed was very short - I am 1,75 m (five feet nine inches) and to fit myself on the bed I had to push the top of my head against the front bedframe, otherwise my heels were hanging down with no support.
The owners were very welcoming and knowledgable about york. The guest house was a 10 minute stroll into the main area of the city centre. The breakfast was delicious!!
The room we stayed in had sash windows which looked out onto the main road, there was so much noise from revellers outside and traffic on the road that we didn't get much sleep!

1.The booking .com directions on entering York were both inadequate and misleading. Locating the hotel took twice as long as it should have.(there was also a diversion which added yet more time!)2. The international phone code was extremely difficult for someone unused to the procedure to be able correctly dial the hotel for directions. The uk phone number should have been on the information sheet

The room was extremely clean and very comfortable, the people who ran it were charming and the breakfast could not be faulted. The location was ideal, 10 minutes from the city centre and the surroundings were very nice.
